Yahoo Finance have reported that property investment portal One and Only Pro have came up with an algorithm to identify the cheapest properties most likely to increase in value in England and Wales on buy to lets priced under £65,000.

The research shows the regions in the two countries that are most likely to guarantee a healthy return with Darlington in County Durham coming out on top having more than 22% of the towns properties priced under £65k with the average price of properties under that bracket under £57,000.

Other regions, like Burnley have a much lower priced average of properties under £65k with 21% of the towns homes fitting into the category with those priced under £65k average just £37,210.

In areas like Bootle in the North West and Grimsby in the North East property prices under £65k average around £55,000 with towns like Middlesbrough and Sunderland having most properties on offer under the £65k bracket with over 15% of the towns property prices fitting into the lower category.

Darlington

Ave price under £65k at £56,468

Percentage of properties under £65k at 22.353%

Situated in the North East within short commutable drives to Middlesbrough, Durham and Richmond, Darlington sits under 30 miles of the North Yorkshire Moors, Yorkshire Dales National Park and North Pennines Area of Natural Beauty.

Burnley

Ave price under £65k at £37,210

Percentage of properties under £65k at 21.215%

Famously low priced property over many years this old Mill town in East Lancashire is the best place to pick up a bargain and is slowly picking up the pieces to recovery from some testing times of the past. Less than an hour from Manchester and Leeds commuters can pick up a real bargain with easy access to the Forest of Bowland and Yorkshire Dales.

Bootle

Ave price under £65k at £53,278

Percentage of properties under £65k at 21.635%

Huge redevelopment in Liverpool has emerged Bootle as one of the places to look out for with many of its famous docklands being targeted for regeneration as nice plush apartments pop up in and around the city. Only a couple of miles from the city centre as well as Everton FC’s Goodison Park and Liverpool FC’s Anfield this famous ship port has the ferry to Ireland on its doorstep.

Grimsby

Ave price under £65k at £56,188

Percentage of properties under £65k at 18.781%

Known across the country for its fishing Grimsby is also one of the biggest freight exporters of cars and car parts in the UK and with industry comes jobs so picking up a property under £60,000 can be cost effective especially as the town is one of the most sparsely located counties in the country. Close to Hull with good road links to Doncaster and South Yorkshire this town also has the pleasure of the North sea on its doorstep.

Bradford

Ave price under £65k at £56,188

Percentage of properties under £65k at 17.467%

In what is considered the largest urban area outside of London Leeds/Bradford is a densely populated location with excellent transport links to neighbouring towns and is located within the projected Northern Powerhouse project linking all major towns in Lancs & Yorkshire together.

Sunderland

Ave price under £65k at £63,056

Percentage of properties under £65k at 16.507%

Less than 20 miles from Newcastle this old ship building town attracts a far younger crowd these days with its own University and in having a population of over 277,000. With its own beach it has  something for the older generation too and is a town remodelling itself after it’s recent demise on inhabitants.

Middlesbrough

Ave price under £65k at £54,573

Percentage of properties under £65k at 15.225%

Another North East coastal town known for its sea porting, Middlesbrough has plenty of industry attached to its docklands and is a short drive to the idyllic North Yorkshire and Cleveland Heritage Coast (including Staithes, Whitby & Scarborough) to the south whilst the Durham Heritage Coast is to the north just a stones throw away.

South Shields

Ave price under £65k at £51,383

Percentage of properties under £65k at 10.869%

East of Newcastle, North of Sunderland and to the south of the mouth of the river Tyne South Shields is a popular location for day visitors and within less than half an hours drive from the Tyne & Weirs major two cities.

Hartlepool

Ave price under £65k at £45,000

Percentage of properties under £65k at 6.122%

Close to Middlesbrough and Sunderland, Hartlepool lacks any real industry that boosts the local town economy but because of this house prices are very low and within 30 minutes drive are employers of huge magnitude to both north and south of the town.

Keighley

Ave price under £65k at £64,268

Percentage of properties under £65k at 4.022%

The highest priced of our areas with the best property under £65,000 this West Yorkshire town lies close to Bradford and Leeds and on the doorstep to the Yorkshire Dales National Park. Rows of sandstone terrace houses line the towns hilly streets with the population having grown from 56,000 to nearer 70,000 in recent years due to its relatively low prices compared with its Urban counterparts.
